What to check before you sign

You are not really buying shingles. You are buying four days of somebody else's workmanship, and hoping the company still exists when you need the warranty.

Step 1 of 6

What best describes your home?

Different buildings need different crews, so this is the first thing a roofer asks.

Free either way, and never more than three contractors.

Ask for current certificates of insurance

You want general liability and workers compensation, both current, and ideally sent directly from the insurer rather than as a photocopy. If an uninsured worker is hurt on your roof, the exposure can land on your homeowner policy.

Prefer somebody you could drive to

A local address, a landline, and jobs in the area from more than three years ago are all worth more than a five-star rating. Warranties are only as good as the company still trading when you need them.

Get everything in writing, including the unknowns

Anything agreed verbally will be remembered differently on day two. In particular, pin down the decking rate, the start date and the clean-up before you sign.

Be careful with the deposit

Ten to thirty per cent is normal, often to order material. Full payment before work starts is not, and in several states it is not even legal. Hold the final payment until you have walked the job.

Check the licence yourself

A licence number on a business card is not a licence. Look it up, confirm the name on the licence matches the name on the contract, and check the status is active today.

Compare scope, not totals

Lay the quotes side by side line by line. Underlayment type, ice-and-water coverage, drip edge, valley treatment, ventilation, flashing replacement, decking allowance and warranty. Large gaps in the total are almost always gaps in the scope.

In short

Three quotes, three licence checks, three certificates of insurance. It is a dull hour that routinely saves five figures.

Related questions

How much deposit is normal?

A third at most, and never the full amount. Pay the balance when the job is finished and you have walked it. Some states cap the deposit by law.

Are the contractors licensed and insured?

Contractors have to give us their state licence number and proof of liability and workers compensation cover before they can receive requests. You should still ask to see current certificates yourself before work starts — a licence can lapse between checks.

What does a new roof cost in La Palma?

For a typical La Palma home of about 24 squares, an architectural asphalt re-roof usually lands between $11,500 and $29,500. Tile, slate and standing-seam metal run well above that. The number moves on how many old layers come off, how much decking is soft underneath, and how easily a truck can get to the house.

What is it going to cost?

No cost, no obligation, and never more than three contractors.
