Roof problems do not respect neighbourhood lines either, which is why the quiz asks about the roof rather than the address first.
The second problem is the marine layer keeping the north slope damp. It is why two identical houses on the same street can be ten years apart on the same roof, depending on which way they face.
Most asked for around here: roof inspection
An inspection is the cheapest thing on this site and the one that saves the most money, because it turns a guess into a number.
Questions
Can I stay in the house while it is done?
Yes, though it is loud, and things will fall off shelves in the garage. Move cars out of the driveway and take anything fragile off the walls of the top floor.
What if the decking is rotten underneath?
Expect a few sheets on most older roofs. Get the per-sheet rate in the contract. Open-ended decking charges are where a fixed price stops being fixed.
Are you a roofing company?
No, and it matters that we say so. We are a referral service, not a contractor. The roofing work, the licence, the insurance and the warranty all sit with the independent company you choose.
